Legitimate contractors provide itemized bids. If a contractor resists itemizing their bid or says their process does not work that way, they are either not organized enough to know where the money goes or they are deliberately keeping the scope vague so they can adjust it later.
Red Flag 4: A Very Large Upfront Deposit
A deposit of 10 to 30 percent of the project total is standard practice in Austin remodeling. It covers material ordering and initial mobilization costs. A contractor who asks for 50 percent or more before work begins is either in financial trouble and using your deposit to cover operating costs, or has a business model that relies on having your money before they are accountable for the work.

A contractor with a verifiable Austin business address, a business history you can confirm, and reviews from Austin-area clients is significantly lower risk than one who operates exclusively through a mobile phone and a website with no local address.
Before hiring any contractor, search their business name in Texas’s Secretary of State business lookup to confirm they are a registered Texas business entity. Check their reviews on Google, Yelp, and Houzz for Austin-specific project feedback.
Red Flag 6: They Pressure You to Decide Quickly
Legitimate contractors do not need your decision today. A contractor who tells you the price is only good until Friday, or that they have another client interested in the same start date, or who calls multiple times to push for a signature is using sales pressure to prevent you from doing the due diligence that would reveal problems with their bid or their business.
